Our client is seeking a dynamic, result-oriented, and experienced Property Manager to oversee and optimize the performance of a portfolio of commercial and residential properties. The ideal candidate will take full responsibility for operational property management, lease administration, tenant relations, and physical asset maintenance, ensuring maximum financial returns and long-term capital preservation for property owners.

KEY RESPONSIBILITIES & DUTIES

Property Operations & Maintenance Management

  • Oversee day-to-day physical and operational management of assigned properties.
  • Supervise routine maintenance, repair work, and facility updates, ensuring all facilities meet health, safety, and regulatory standards.
  • Manage service providers, vendors, and independent contractors to ensure high quality of service and cost control.
  • Conduct regular property inspections to identify structural, mechanical, and environmental issues proactively.

Tenant & Client Relationship Management

  • Serve as the primary liaison between property owners, commercial clients, and tenants.
  • Manage tenant onboarding, handover inspections, lease renewals, and exits efficiently.
  • Promptly address and resolve tenant complaints, inquiries, and dispute escalations to maintain high satisfaction and retention rates.

Lease Administration & Compliance

  • Oversee lease preparation, contract drafting, execution, and continuous administration in line with Zimbabwean property laws.
  • Ensure strict adherence to lease terms, rent review schedules, escalations, and statutory requirements.
  • Monitor lease expiry dates and proactively drive retention and renewal negotiations.

Financial & Rent Administration

  • Coordinate with the finance team to monitor rent billing, collection efforts, and arrears recovery.
  • Assist in preparing operational property budgets, expenditure reports, and financial forecasts.
  • Ensure cost-effective management of operating expenses (OPEX) and service charges.

QUALIFICATIONS & EXPERIENCE

  • Degree in Real Estate, Land Management, Property Economics, Valuation, or a related field.
  • Minimum of 5 years’ direct experience in property management and real estate asset management.
  • Membership with RICS (Royal Institution of Chartered Surveyors) or another recognized professional real estate body (e.g., Real Estate Institute of Zimbabwe) is a distinct advantage.
