Our client is a Real Estate Investment Firm – offers consultancy, sales, maintenance, management, and valuation services for all property types.

Role:
The General Manager is accountable for the financial, sales, and operational performance of the Properties SBU, including effective leadership and the ability to drive the achievement of profit targets.
This position focuses on the overall management of the unit and is accountable for directing the operations and sales activities and driving operational and financial business activities to ensure set objectives and targets are achieved.
Responsibilities:
Strategy Management
- Responsible for the formulation and review of the SBU’s Strategic Plans, Budgets, and Work Plans through input from Finance and the SBU departments.
- Formulates annual Properties Strategy and periodically monitors and reviews the macro-economic environment for changes that have a material effect on the SBU strategy and performance.
- Contributes to the development and oversees implementation of Properties Policies and Procedures to ensure compliance, engagement, and management of a competent and motivated workforce.
- Provides periodic performance updates of SBU to the Management through weekly, monthly quarterly, and annual reports.
- Develop products and strategic their growth plans including but not limited to asset sweating, development of new business opportunities in the Property market, including inter alia construction, cluster developments facilities management, procurement, property financing opportunities e.g. mortgage financing, etc.
- Provides daily, weekly, monthly, quarterly, and annual operational plans to showcase targeted business achievements
- Provides daily, weekly, monthly, quarterly, and annual financial performance reports and commentaries to showcase achievements and progress towards achievement of set goals & targets.
- Reports on SBU business Key operational and financial Performance Indicators for productivity, Revenue generation expenditure control, etc.
Sales
- Develops and manages sales plans across the product range to achieve or exceed, set targets.
- Develops and maintains strategic customer relationships and databases locally and in the diaspora markets to facilitate effective client service and relationship building.
- Manages the Property business brand in its related functionaries including Sales & marketing across product lines to achieve and maintain its high-profile and unique brand, consistent with its ‘future of joy’
- Monitors and tracks market trends continuously to inform its product development initiatives in a manner that keeps UpToDate with customers’ current and future tastes and needs profitably.
- Maintains a strong market presence through regular and high-profile promotional activities targeting both local & the diaspora.
Operations Management
- Manages the implementation of construction projects and contracts to completion.
- Manages the deployment of resources to achieve company objectives.
- Designs and develops a full strategy across the unit and provides business plans covering resource requirements, asset sweating, and projected sales.
- Develops and supports all ventures with financial evaluations, cash flow projections, and payback. as well as demonstrating awareness of risk permutations for all submitted project proposals
Staff Management Performance Assessment and Development
- Ensures that performance targets are set and agreed upon with staff in all work areas in line with Divisional goals, objectives, and targets.
- Provide instructions and guidelines to Divisional Staff and monitor their performance to ensure maximum productivity.
- Appraises Divisional Staff performance according to company policy and guidelines.
Identifies training needs and recommends necessary developmental programs for staff to improve performance.
Health and Safety
- Ensure that health and safety procedures are in place and are adhered to through safe use of materials.
- Ensures protection of the environment and maintenance of biodiversity.
- Ensures observance of safety procedures by staff at workplaces at all times e.g., use of correct protective clothing.
- Ensures that staff are adhering to SHE rules and regulations set by Management
- Ensures that staff participate in safety drills as per set Policies and guidelines of the Organization
Risk Management
- Undertakes Divisional planning and risk analysis.
- Maintains the Division’s Risk Register, implements risk mitigation measures, and evaluates their effectiveness.
- Reports on risks and opportunities to the Head of Corporate Services and other relevant interested parties.
Education, Experience, Knowledge, and SkillsBusiness or Commercial Degree from a Recognized and Reputable University
- Full Professional qualification in Real Estate Management or related area will be an advantage
- A good appreciation/working knowledge of finance for non-finance managers at a minimum
- Minimum 5 Years Experience in property management, operations management, and procurement or similar role.
